 Real Estate Investing Strategy

There are plenty of options available when it comes to investing in real estate. However, it can be challenging for new investors to determine which strategy is the best one to start with. Should you focus on wholesaling houses, building a portfolio of single-family rental homes, or becoming a Realtor? In this article, let's explore eight real estate investing strategies to consider. We'll also provide guidance on how to choose the best option for you.

Real Estate Investing Strategies

Wholesaling houses: To wholesale homes, you must find distressed properties, negotiate a deal with the seller, and then sell the contract to another buyer for a profit. It requires little or no money down and can be an excellent way to get started in real estate investing.

Acquiring and renting properties as a landlord: Investing in rental properties involves purchasing a property and renting it out to tenants. This strategy can generate long-term passive income but requires more money upfront to buy the property.

Building new properties:  Building new properties can be a profitable option too, but it requires significant capital upfront and involves more risk than other strategies.

Real estate stocks and REITs: Real estate stocks and real estate investment trusts (REITs) are publicly traded companies that invest in real estate. Investing in these options can provide diversification and liquidity but can also be subject to market volatility.

Private mortgage lending: Private mortgage lending involves lending money to real estate investors or property owners in exchange for interest payments. Private mortgage lending can be a good option for those with capital to invest but can be risky if the borrower defaults.

Investing in mortgage notes: Similar to private mortgage lending, investing in mortgage notes involves purchasing the debt owed on a property and collecting interest payments from the borrower.

Fixing and flipping houses: Fixing and flipping houses involves purchasing distressed properties, making renovations, and then selling the property for a profit. This strategy requires more capital upfront and can be riskier than other options.

Turnkey property investing: Turnkey property investing involves purchasing a property that has already been renovated and is ready to lease. Turnkey property investing can be an attractive option for those who want to generate passive income without the time commitment of managing renovations.

Choosing the Best Real Estate Investing Strategy for You

There are several factors to consider when deciding on a real estate investing strategy. Here are some questions to ask yourself before making a decision:

  • What kind of real estate knowledge is required to comprehend each real estate investing strategy?
  • What level of credit may be required?
  • How much cash will I need to get started and stay solvent?
  • How long will it take to see a positive return on investment?
  • What are the potential risks?
  • Can my time or money work for me any harder than this?
  • Do I have the time to do this right?
  • What are my priorities? Taxes, high returns, security, cash flow, or cash now?
  • Is this a good fit for my skill set?
  • Where will I find help if I get stuck?

It's important to note that some real estate investing strategies may be beyond the risk level some investors can stomach. Some may find the advantages of direct investment in brick-and-mortar far more appealing. Some new investors may be happy with modest cash flows over time, while others desire to make good wealth and lump sum cash gains within weeks. Some relish the rewards of hands-on investing, while others may be fine with hands-free options – providing they deliver solid returns.

Realtor or Real Estate Investor?

Another option to think about is becoming a real estate agent before actively investing for personal gain. This path allows you to learn more before putting money on the line, bring in other income while looking for deals, increase credibility and contacts, access the MLS, and potentially receive discounts.

Understanding the financial and time commitments of becoming a Realtor is essential. This is not a cheap or quick process, and for some, pursuing this path can be a distraction that leads them further away from their goals instead of helping them reach them faster. It's important to have a clear understanding of your objectives and evaluate the advantages and disadvantages of each option before making a decision.

New Trends and the Most Important Move of All

There is a new trend in real estate investment where many investors are becoming rental property landlords first and then adding wholesaling later. Some may think that wholesaling is more complex than rental properties, but unbiased real estate experts would likely agree that wholesaling is better suited for new investors. Wholesaling can be a long-term business and may be the only strategy some investors need. It provides an easier entry point than most other options, requires minimal investment, and has almost no risk.

If you are starting with limited resources, it may be beneficial to begin with wholesaling and then progress to other strategies as you gain experience and increase your financial capabilities. Nonetheless, debating without taking action will not bring any results. Therefore, take the first step, get started, and keep growing.
